Quadra Consulting approached The Mexican as a complex adaptive reuse project, not a routine tenant improvement. The firm’s role as owner’s representative and construction management lead was to protect the client’s interests while coordinating the technical scope required to complete the conversion.

For The Mexican, Quadra Consulting focused on the infrastructure issues that would determine whether the project could move successfully from shell space to a completed restaurant. That included oversight of utility retrofits, coordination of commercial kitchen requirements, and management of the exhaust and intake systems needed to support cooking operations

Because the building was already in use, construction management also meant fitting new systems within an existing envelope without disrupting the larger property. Ceiling space, pathways for mechanical systems, and integration with existing building conditions all required close coordination.

The Mexican was successfully transformed from a commercial office unit into a finished full-service restaurant. As the project moved from early planning into fabrication and finish-out, the focus shifted from solving technical constraints to shaping the guest experience. Custom architectural elements, including the millwork package fabricated by Hollywood Woodwork, played a major role in bringing the design vision to life.
Those details helped define the bars, lounge areas, and overall interior character of the space, while the broader build-out established a dynamic waterfront destination at 601 Brickell Key Drive. By completion, The Mexican had evolved into approximately 13,000 square feet of upscale dining and entertainment space, blending indoor and outdoor environments in a way that feels both polished and immersive.
